Green and Solar Roof Requirements for New Buildings and Complete Roof Replacements
A new local law was passed that regulates the requirements for roof installations on new buildings and entire roof replacements on existing buildings and their enlargements. The law is intended to "greenify" this city.
This summary of the new requirements is found below and the details are published under New York City local laws 92 + 94 of 2019 and on Buildings Bulletin 2019-10.
The requirements went into effect November 15th of 2019.
The new requirements specify the provision of a sustainable roof system comprised of a photovoltaic component, a green roof system, or a combination of the two.
Certification of compliance or exemption from this local law requires that form "Local Law 92/94 of 2019 Solar and Green Roof Systems to be filed.
This requirement applies to all filings on or after November 15th of 2009. They include new buildings, post-approval amendments, and any alteration that involves roof replacement.
In addition, disapproved applications that were filed before November 15th of 2009 will require for approval the compliance with this local law.
Four classes of exemptions are mentioned on the form and pertain to the roof being unsuitable for the required system (roof slope or site conditions cited) or NYC Landmarks Preservation Commission findings, or HPD exemption.
