"The Chesapeake" is located at 345 East 94th Street in New York City, and is a charming addition to the Upper East Sides residential portfolio.
Developed by Sidney Fetner Associates, the project consists of over 220,000 square feet of rental space, in 208 units on over 30 floors.
Despite it's height, the building has multiple setbacks ,as well as window sizes at the ground floor, that create a "human scale" at the sidewalk level.
At the intersection of 1st Ave and 94th Street, many of the apartments have lovely views out over the East River.
Inside, the lobby is trully a work of art, with finely crafted woodwork and subtle lighting, giving the resident a sense of calm upon returning home. The architects, Costas Kondylis & Partners, used natural materials throughout the project giving the structure a feeling of warmth and comfort, both inside and out.
One unusual feature of the building is the large cow statue in the main lobby, often used for rides by children of the building.
P.Wolfe Areas of Involvement:
P.Wolfe was brought into this project as a Certificate of Occupany specialist at the last minute, to ensure that all inspections went smoothly and that all signoffs were procured on time.
Of particular note was P.Wolfe obtaining the Temporary Certificate of Occupancy while the lobby was still in an unfinished state, allowing critical occupancy despite the lobby's incomplete appearance. To obtain this, P.Wolfe communicated with the DOB Commisioner early on, and obtained a Reconsideration (Commissioner's authorization). P.Wolfe illustrated that the required fire rating for the lobby had been achieved, and that the interior finishes could be installed later with no compromise to life safety or egress. This ensured a smooth construction inspection, and a timely TCO.
Unlike a typical expediter, P.Wolfe gets involved, communicates, and has a wealth of experience in solving problems like these.
