Case Study: Mount Carmel Monastery, Brooklyn, NY

Building Section

Landscape Plan

Sponsor/Developer: Catholic Charities of Brooklyn and Queens with assistance from the Monastery Senior Housing Development Fund Corporation and The New York State Housing Trust Fund Corporation.

Architect: Saky Yakas, RA of SLCE

General Contractor: Frank Corigliano Construction, Inc.

Building Type: Senior Housing

Location: 715 Saint John's Place, Brooklyn, New York

A fascinating project involving the conversion of the Mount Carmel Monastery into senior housing. The converted structure will have 31 units throughout 4 stories. The building will serve as desperately needed senior housing for the Brooklyn Park Slope area.

Architect Saky Yakas, from the firm SLCE, designed the conversion and renovation. His design keeps much of the existing facade and details intact, preserving this unique neighborhood icon. The copper-topped tower, visible throughout the area, will also remain, as well as many details such as arched windows and the central cross over the main building.

Zoning Problem:

Zoning Map

The project involved a tricky task: The subdivsion of tax and zoning lots, allowing a new building to be developed on the adjacent parcel. P.Wolfe Consultants assisted with the zoning conversion, processing all filings and approvals as necessary through the Department of Buildings. P.Wolfe made it happen, smoothly and easily.

Objections, Objections, Objections....

Seen these before? We have!

As with any construction project in New York City, the project was continously snagged in the Department of Buildings with various "objections" and problems. P.Wolfe was there at every turn, responding to objections, meeting with the DOB, proposing solutions, and getting the project approved and permitted as necessary. We let the team concentrate on design and construction issues, while we took care of the DOB and other city agencies.

P.Wolfe Consultants provided the following services for this project:

  • Approval of Alteration Type-I for conversion
  • Sprinkler/Standpipe Approval
  • Fire Alarm Approval
  • Equipment Use Permits
  • All Work Permits
  • Temporary and Final Certificate of Occupancy
  • Approval of adjacent New Building project
