The Hallmark Building in Battery Park City is a recently-completed luxury retirement community. With stunning views of the Hudson River and Manhattan skyline, and the highest quality interiors, it is truly an exceptional addition to the lower Manhattan area.
Architect Lucien LaGrange, a prominent Chicago architect known for high-rise residential buildings, was chosen by Brookdale to create the apartments/retirement community.
Formerly a vacant lot, the building design was approved by the Battery Park City Authority and fit in perfectly with BPC Master Plan.
LaGrange's design reflects the classic Tribeca warehouse/loft-type building, and is sensitive to the local architectural context. The elegant 14-story, 220,000-square-foot structure takes full advantage of its spectacular site overlooking New York Harbor. The project features a mix of one- and two-bedroom units, studios and limited assisted-living facilities. Several 1,500-square-foot deluxe units feature balconies or rooftop terraces. (See Elevation)
Highlights:
P. Wolfe negotiated with city to reduce the number of required boring samples to only 8, saving time and money.
Since the soil in BPC is known to consist of homogeneous fill, additional boring samples were determined to be redundant. The DOB Borough Commissioner agreed with this assessment and approved the reduction in boring samples. (See the DOB Reconsideration)
LaGrange's design called for glazed corridors in certain public areas. However, the Building Code required the corridors to maintain a minimum 2-hour fire resistance rating throughout.
P. Wolfe worked with the Architect to locate a 2-hour fire rated glass (PyroStop from TGP)approved for use in NYC. Fortunately, such a glass had just been approved by the MEA. After a meeting with the DOB Borough Commissioner, the glazing was approved for our application, and the design remained in. (See the DOB Reconsideration)
The building included a kitchen and dining area, a coffee shop, and an indoor swimming pool in the cellar. P. Wolfe assisted with all requirements and filings, and obtained the necessary Health Department and Place of Assembly permits.
Additional P.Wolfe permits and approvals included:
- Expedited Foundation/Excavation approval and permit
- New Building approval and permit
- Sprinkler, Fire Alarm, Emergency Generator, and Fire Protection Plan approval and permits
- Builder’s Pavement approval, including acceptance of ‘Distinctive Sidewalk’ agreement
- Temporary and Final Certificate of Occupancy issuance
