Case Study: E*Trade Retail at 540 Madison

A stunning design by Studios Architecture of New York, the E*Trade flagship store at 540 Madison is a high-tech wonder. Retail Planning Associates, of Columbus, Ohio, assisted with planning and layout.

The space is highlighted by its futuristic workstations, a monumental open convenience stair, and internet access thoughout. A small Cafe and lounge chair meeting points also are provided for the customer.

The store was winner of the 2002 Institute of Store Planners Award for "STORE OF THE YEAR".

The design took a creative approach to exploit the Zoning potential for the space. A new Mechanical room, which was installed as part of the store alterations, allowed for a zoning floor area transfer. This floor area transfer was expressed as a newly-constructed mezzanine, which now occupies a portion of the double-height first floor and adds to the drama and functionaity of the space.

The monumental open stair connecting the mezzanine with the first floor, complies with the Building Code requirements for a curving stair (see Building Code section §27-375(e)(4) for details), and is permitted as a means of egress from the mezzanine.

P.Wolfe provided all Building Department approvals, permits, and processed issuance of the Temporary Certificate of Occupancy under strict time limitations. A Reconsideration allowed occupancy of the sales area while construction of a multimedia presentation room was still ongoing.

Additional P.Wolfe permits and approvals included:

  • Building Department Work Permits, Equipment Use Permits.
  • Sprinkler and Fire Alarm approvals.
  • Temporary Certificate of Occupancy issuance.
