Location: 305 East 63rd Street at 2nd Ave.
The project involved the conversion of an existing commercial office/showroom building
to mixed commercial and residential use. Over 100 new residential apartments were
created out of the existing office and showroom space.
A completely new lobby was designed by SLCE, incorporating unique marble wall treatments
and natural woodwork.
Additionally, the new lobby is highlighted by a stunning decorative metal gate (Entrance
Gate, 1983) designed by noted sculptor Albert Paley.
Paley is world renowned, and has gates and sculptures located in MOMA, Museum of
Fine Arts Boston, and the White House among others.
P.Wolfe provided all DOB approvals needed for the building conversion, as well as
permits and certificate of occupancy issuance as required.
Reconsideration:
Zoning Reconsideration: Upon initial review of the proposed alterations, the Zoning
Resolution required the planting of 5 new trees along the East 63rd Street sidewalk.
However, utilities, grates and other unmovable obstructions prevented the planting
of trees. P.Wolfe worked with the Parks & Recreation Department to obtain the
necessary waiver, and the project was approved as-is.
P.Wolfe permits and approvals included:
- Building Conversion Filing and Approval from commercial to mixed commercial/residential.
- Equipment Use Permits
- Sprinkler, Fire Alarm, Fire Protection Plan, and Builder's Pavement Plan approval
and permits
- Temporary and Final Certificate of Occupancy issuance
