The Owner’s Representative is a very important member of a construction team. The OR is hired by the owner, preferably during the design stage and serves as the owner’s on-site representative and is tasked to ensure that workmanship, materials and everything about the construction stays true in relation to all contract documents.
Owner's Representative: What They Do
The Owner’s Representative must have a keen understanding of all construction aspects and maintains a holistic view of the construction project while realizing that even the minutest detail can play an important role in project completion. They monitor construction progress, ensures proper procedures are followed while maintaining quality of work. Aside from monitoring, the OR also serves as the communication bridge between the contractor and the owner.
Although, the owner’s representative is not there to fill the role of the other members of the team but is there to represent the interest of the owner and make sure that all materials and workmanship of everybody involved in the construction are in agreement with the contract documents.
Why hire an Owner’s Representative?
Time and again we hear stories of construction projects gone awry. A wave of zoning, regulatory and legal complications plague projects aside from faulty workmanships and misunderstanding with the contractor which often leads to cost overruns and missed deadlines and an end product that leaves a lot to be desired.
So, for anyone whose expertise may not lie within the ins and outs of the construction process, they turn to an owner’s representative to oversee such projects in order to preserve and protect their interest.
With the appointment of an Owner’s Representative, the owner can be assured that his project will be completed in accordance with his desires. The OR can provide an impartial opinion regarding the project’s progress, if it is keeping up with the original plans/designs and specifications and following schedules.
