The 2014 NYC Construction Code takes effect on October 1, 2014, and understanding it can be quite confusing. So to help you grasp the changes, here are some changes for you to check out.
Big Alterations must follow the 2014 Construction Code.
Big alterations that will increase the floor area by at least 110% will need to follow the new code (2014 code) so that no confusion will arise, the entire building will need to comply with the new code and it should be filed as a new building but fees are to be calculated as alteration.
If during the construction scope of work increase the floor area by more than 110%, then the building will need to comply with the new code as if it were a new one and work should be re-filed as a new building application.
Standby Power System Requirements
Standby power is required for the following, fire command center, fire department access elevators, ventilation and automatic fire detection equipment for smoke-proof enclosures and stair pressurization systems.
Buildings greater than 120 feet high requires fire access elevator
The new code now requires that high rise buildings that have occupants in a floor level greater than 120 feet above the lowest level that a fire department vehicle can reach have at least one elevator that is specifically designed to be used by the fire department in case of emergencies
Buildings greater than 240 feet high, requires additional exit stairway or occupant evacuation.
The 2014 Code requires an additional exit stairway in buildings over 420 feet in height, (perhaps a 30-40 story building) or an occupant evacuation elevator, in lieu of the additional stairway. Although this particular provision won't be effective until June 30, 2015 or a zoning text change whichever is later.
Exit and Elevator Hoist way Enclosures for High-Rise Buildings Must Have Increased Structural Integrity
Construction of exit and elevator hoist ways enclosures must use impact-resistant construction boards that at the very least meets the ASTM Classification of Hard Body Impact. These requirements are satisfied by concrete and masonry walls.
Fire-resistance ratings of structural members.
Regardless of loading conditions, each column that require fire-resistance rating should be protected by individual encasement.
Adhesive Anchor Installation Now Requires Certification
The required certification is offered by the ACI or the American Concrete Institute and the CRSI or the Concrete Reinforcing Steel Institute and is required for adhesive anchor installers who will install anchors in a horizontal or upwardly inclined position for the support of sustained tension loads.
