Continued Enforcement of Active Job Designations for Registered Construction Superintendents
On a construction project, especially for large scale projects, a Construction Superintendent is usually required to be on-site. A Superintendent's job is to run the day-to-day schedule and operations of the construction and ensure that all deliverables will be completed on schedule. They are the ones who control the short-term schedules of the construction. They are also tasked in handling quality control as well as sub-contractor coordination.
According to the regulations of the DOB, Registered Construction Superintendents or a CS cannot handle more than 10 active jobs. In order for this mandate to be enforced, the DOB will audit filings and a hard stop will be added in the future which will automatically prevent a filing from proceeding if the designated CS already has 10 active jobs across his name.
Construction Superintendent Projects Compliance Process
When jobs are completed in any construction project, it should be signed off and closed out in the department’s BIS as soon as possible, when these jobs, whether it is for construction or demolition are finished as per approved construction documents, then a CS is no longer required to be on site and they can list the project off from their active projects.
Now in cases when the work is already completed but the permit is still active and waiting for the sign off or issuance of the C of O or TCO, then the permit holder can request the DOB for a waiver by emailing the DOB
When the department receives this email, they will review it and subsequently waive the CS and that particular job will no longer count towards the CS’ active job and will not count against his 10 active jobs count limit.
