The 2014 Building Code has been in effect since December 31, 2014 although some provisions take effect a little later, like the required additional exit stairway for compliance with BC 403.5.2. This code update takes effect for applications filed on or after July 1, 2015. This is required for new non-residential buildings or mixed-used buildings with non-residential uses that has a height of 420 feet or higher.
The Code Says...
According to Chapter 4 Section BC 403. 5.2 Additional Exit Stairway:
For buildings other than Group R-2 that are more than 420 feet (128 m) in building height, one additional exit stairway meeting the requirements of Sections 1009 and 1022 shall be provided in addition to the minimum number of exits required by Section 1021.1. The total width of any combination of remaining exit stairways with one exit stairway removed shall not be less than the total width required by Section 1005.1. Stairs sharing any common wall, floors, ceilings, scissor stair assemblies, or other enclosures shall not be considered the additional exit stairway required by this section.
A few more updates
There are a few updates to this code that was approved by the City Council and they voted to approve the zoning text amendment on April 28, 2015. It states that floor area from the additional exit stairway and additional exit stairway width are exempt from counting towards zoning floor area.
When Applicable
This ruling is applicable for applications that will be filed by July 1, 2015, so applications filed prior to this date will not be required to comply. So,if you’re filing an application soon and don’t want to comply with this new rule, make sure to file before the 1st of July.
