In every project there are critical facilities that must be identified, assessed, designed and constructed to serve the Owner’s interests and needs. In a recently completed project at the HANLEY building located at 165 East 66th Street, P.Wolfe had assisted the Owner/Client ‘Crescent Heights’ with a major interior renovation project. The renovation involved constructing a new lobby and the entire renovation of the 9th Floor. In addition, 3 residential units and an exterior courtyard were also part of the project.
P.Wolfe was engaged as an Owner’s Rep by Crescent Heights at the initial stages of the project because the Owner was not certain of the project's feasibility. As soon P.Wolfe was contacted by the client, P Wolfe identified the presented circumstances and commenced engagement with local authorities for approvals while communicating with the owner, design team and engineers.
Steps undertaken by P.Wolfe as an Owner’s Representative:
- Established project development master plan - As the first step of the process, we developed a Master Plan by coordinating and communicating with ‘Crescent Height’ establishing a realistic budget and schedule to complete the project.
- Developed project definition - Project definition is a critical part of aligning the owner’s goals and values with the project. As part of the Project definition P.Wolfe coordinated with Architects for design and scope identification.
- Prepared a risk and mitigation management plan - P.Wolfe provided Crescent Height with a risk management and mitigation plan. The plan included site selection, open space requirements, access restrictions, planning and zoning requirements, existing facility conditions, uninterrupted services, cost and schedule management.
- Implement and completion of Master Plan - Identified and implemented project goals and objectives and outlined procurement strategies tailored to meet the owner’s interests.
Part of P.Wolfe’s task was to close out all open applications pertaining to the interior renovation. This included retailer, THIERRY RABOTIN. P.Wolfe coordinated with Architects during the design development process to ensure the best solution for maintaining a temporary egress throughout the construction phases of the lobby. This ensured that daily routine was uninterrupted at the HANLEY. P.Wolfe was also involved in budget management and control, scope control and contingency planning, scheduling & phasing strategies and the bidding and procurement process.
